Why "Full" Doesn't
Mean Profitable.

In one recent industry survey, 56% of marinas reported running above 95% occupancy. Only 44% reported profit growth in the same year. Read that twice — being full and being profitable are not the same number, and most operators are only tracking one of them.

The gap nobody's watching

Ask most operators — restaurant, parking lot, golf course, marina, it doesn't matter — how business is going, and a busy calendar reads as a good year. Tables are full Friday night. The lot's packed on game day. The tee sheet's booked solid all weekend. Full feels like winning.

But full is a capacity number, not a profit number. It tells you demand exceeded what you had to sell. It says nothing about whether you sold it at the right price, staffed it correctly, or captured the demand you turned away at the door. A marina running above 95% occupancy and still not growing profit isn't an edge case — per the survey above, it's happening to more than half the marinas that report it.

Where the gap actually comes from

Full is a start, not an answer

None of this means being full is bad — it's the necessary condition. The mistake is stopping there, treating a full calendar as proof the business is optimized rather than as the first piece of evidence that it might be underpriced. A parking lot charging the same rate on a random Tuesday as the biggest event day of the year is running exactly this gap. So is a golf course selling every tee time at one flat rate regardless of whether it's a Saturday 8am foursome or a quiet Tuesday twosome.

Closing it isn't about raising prices across the board — it's about finding the handful of hours, nights, or seasons where demand is already telling you the price is wrong, and fixing those first. That's usually a small number of changes with an outsized effect, because the fixed costs are already being covered either way.
